What to Expect
Before, During and After
Your Home Inspection


  • You’ve most likely came to this page from the email you received confirming your inspection date, time, and address. Please ensure that you have signed the inspection agreement by noon prior to the day of the inspection. Payment is also requested prior to the inspection. If you prefer to pay in cash on the day of the inspection, please let us know. Personal checks are not accepted.

  • We will obviously need access to the home the day of the inspection. Please consult with your realtor and/or the seller(s) to ensure that someone will be available to let us in on the scheduled inspection day and time. We do not have Supra access and will need someone to unlock the home or provide a combination code.

  • If the home is vacant, I recommend confirming with your realtor that the water, power, and gas is or will be on for the inspection. In addition, confirm that all shut off valves and/or breakers are in the on position, as my insurance does not allow me to activate or shut down these items.

  • If the home is occupied, I recommend consulting with your realtor and/or the seller(s) to ensure that the attic, basement and/or crawlspace is accessible with any personal belongings removed from access locations. Personal belongings should also be removed from areas surrounding major appliances (HVAC and Water Heaters), electrical panels, etc. If personal belongings are present in these areas at the time of inspection, these items and areas will be inspected as best I can from visible portions, as personal items are not moved for the sake of accessibility.

  • There is language available that can be used as an addendum to your purchase contract that will ensure this is done. The language is as follows:

    • A. In addition to Seller’s obligation under this agreement to have all utilities, services, and other items operational during all inspections, Seller will also ensure that the crawl space, garage, and/or attic areas will be accessible and free of debris and/or personal articles.

    • B. If anything is unable to be tested and/or inspected during any of the inspections because Seller did not have the utility services and other items operational, and as a result Buyer’s inspections that were paid for by buyer were unable to be performed, then Seller agrees to ensure that the utility services and other items will be operational during any follow up inspections, and the Seller will pay for any and all fees incurred by buyer in order to have the non-functioning items re-inspected.

  • You will receive a reminder email the day prior to your inspection.


  • Home inspections are typically scheduled for 9am each day. We usually only schedule one inspection per day in order to give the home and our client however much time is necessary to complete a thorough and informative inspection.

  • You are encouraged to attend the inspection for a recap on the deficiencies found with the home. I just ask that you please save any questions for the end of the inspection or voice your concerns prior to the day of the inspection. I have a routine and system that is conducted on every home, and I must concentrate to ensure I’m able to look over everything thoroughly. We like to ask that our clients show up toward the end of the inspection so we can give the home our undivided attention.

  • Inspections typically last between 3 – 5 hours based on the age, size, and condition of the home.


  • You will receive your inspection report within 24 hours of the inspection barring any unforeseen circumstances. Some reports take longer to complete based on the amount of deficiencies, travel time to the inspection, size, etc.

  • Most emails and text messages you receive from us are automated. If you have any questions or need to reach us, please call or text us directly. We will not receive replies to the automated text messages. Also, we have our text message settings set so not to disturb our clients in the early morning or late evening, so be sure to check your email for your report.

  • We attempt to follow up the inspection with a phone call the following day to answer any questions surrounding the inspection report. If you have any questions before you hear from us, please feel free to call anytime.
